Single Family Home Remodeling, Emerson St., Evanston, IL

We transformed an uninhabitable foreclosure in Evanston into an updated single family home.  The interior was gutted down to studs, the rotten sub flooring was replaced and the mold was removed in the basement walls.  All the electrical wiring, plumbing lines and the HVAC system were replaced and brought up to code.

The walls were then insulated and covered with new drywall.  The kitchen and bathrooms were updated with new appliances, cabinetry and fixtures.  Red Oak hardwood flooring was installed throughout the common areas and then the whole interior was painted.  The exterior of the building was given a complete face lift by replacing the roof, gutters and downspouts.  The stairs were rebuilt on the front porch along with the railing and then painted.

What contributes to the final cost of the home?

When building, you need to keep in mind additional costs other than just the home, such as utilities; water, electric and sewer. Will you need a water well, or is city or community water available to tap into? Will you need electricity run to your property or is it available? Will you need a septic system or can the city sewer be tapped into? These costs can be added and we can take care of them for you. Other additional costs to consider will be, driveways, landscaping, and fencing.

Do You Have Building Lots or Developments?

We are primarily an “on your lot” custom builder, and do not inventory land, thereby reducing overhead costs, which enable us to offer the lowest possible prices to our Buyers. However we are involved in small developments as indicated on our Land & Financing Page. We maintain lists of available lots and land within our building area for our Buyers benefit.

Expected Temperature & Precipitation Pattern Across the Nation

Temperature

  • The late autumn / early winter months are expected to get off to a cold start – with the best possibility of early season snow during the last ten days of November through the first half of December.
  • Much of the eastern half of the nation is expected to see temperatures average well below normal during the vast majority of the winter as a whole, continuing through at least February.
  • The heart of the cold anomalies will be found across the Interior Northeast & Ohio Valley early on before likely shifting westward toward the Upper Midwest / Northern Plains during the second half of winter.
  • Generally variable temperatures are expected across the Intermountain West – with readings likely averaging above normal closer to the coast across the Pacific Northwest.

Precipitation

  •  Although liquid precipitation is expected to average below normal for the Ohio Valley & Midwest, similar years featured snowfall close to or even slightly above normal.
  • A combination of cold temperatures and a favorable storm track should result in above average snowfall for much of the Eastern Seaboard – with the biggest storm threat during the first half of the season.
  • The Southeast will see an active pattern – increasing their odds of significant snow and/or ice events.

The winter of 2014 -where we saw record-breaking low temperatures and snowfalls- is probably the furtherest thing from your mind right now; however, it’s important to solve roof problems and resolve roof damage as quickly as possible.
